Successful Timber Frame Survey and Listed Building Consent: A Case Study


We took on a project that had previously received listed building consent but was burdened with numerous pre-start conditions. To address this, we conducted a thorough timber frame survey, assessing the building's significance and producing detailed specifications for its repairs. This particular building presented an intriguing case, as it was constructed using many reused timber pieces on the gable end. Remarkably, the tie beam was discovered to be a reused cruck blade from an earlier property!


Typically, when we submit our own listed building consents, we aim to include as much detail as possible to minimize the number of conditions imposed post-planning. This approach not only speeds up the approval process but also reduces the number of bureaucratic hurdles to navigate. Our extensive experience with timber frame and historic buildings has given us a deep understanding of what local authorities require.


For this project, our clear and concise drawings facilitated a swift discharge of conditions by the local authority. We are pleased to report that the repair works are expected to commence in 2022.
